Bousfields Inc. was retained by Dunpar Developments Inc. for amendments to the City of Mississauga Official Plan and Zoning By-law, as well as a Draft Plan of Subdivision application, to permit a townhouse development on Mississauga Road. The original proposal comprised 73 townhouse units with an internal private driveway and was later revised to provide for a proper buffer to the adjacent valley system.
Bousfields prepared a Planning Rationale, draft Official Plan and draft Zoning By-Law as well as project management in support of the proposal. The application was appealed to the Ontario Municipal Board, which settled, resulting in an development comprising 43 townhouse dwelling units and 8 semi-detached dwelling units. A revised application was submitted to the City, which increased the density of the proposal. The City refused the application and the OMB-approved proposal provides for the development of 65 residential units, comprised of 57 townhouse dwelling units within 7 blocks and 8 semi-detached dwelling units, with frontage on Mississauga Road, located within 2 blocks.
