In particular, we discussed “A Story About the Toronto Purchase” by Margaret Sault as well as “The Great Indian Bus Tour of Toronto” by Rebeka Tabobondung and Erica Commanda. Marwah Al-Dulaimi

Marwah has about 10 years of experience working for the public and private sectors on various projects ranging from small-scale residential to large-scale urban projects in Iraq and Lebanon. She prepares and drafts drawings, site analyses, and creates masterplans and design concepts.  She adapts research-based innovative solutions to address various urban issues through urban greening, waterfront rejuvenation, and public space appropriation to create vibrant, healthy, and inclusive cities. 

Marwah holds a Master in Urban Design (MUD) from the American University of Beirut, Lebanon and a Bachelor of Science in Architecture from the University of Baghdad, Iraq. During her Master’s study, her research focuses on urban livability, urban resiliency, and human health and well-being.  She also completed an internship at the United Nations Development Programme (UNDP) in Saida, Lebanon, where she assisted in developing improvement plans with a people-centred design and participatory approach.

Mona joined Bousfields in May 2021 as a Planner. Mona holds a Bachelor of Community Design and Planning (Honours Urban Design and Planning) from Dalhousie University and a Master of Science in Infrastructure Planning, Appraisal and Development from the Bartlett School of Planning at University College London (UCL). Mona delivered, and continues to deliver, guest lectures on various topics at UCL, such as promoting participatory practices in planning and delivering infrastructure projects.

Prior to pursuing her Master of Science at UCL, Mona worked in the private sector as a Land Use Planner at another consulting firm in Toronto. In that role, she worked on a variety of mixed-use, residential, commercial and industrial projects. Mona also brings international development experience. Previously, she worked as a Planner at a consulting firm in Amman, Jordan, where she assisted with developing planning strategies for communities in Jordan and the Democratic Republic of Congo. Also, she completed an internship at the United Nations Human Settlements Programme (UN-Habitat) in Nairobi, Kenya.

Caitlin has an extensive range of experience with development proposals throughout Toronto and the GTHA. She has a diverse background in land use planning matters in progressively responsible roles. Caitlin works with a range of clients to lead and manage complex multi-disciplinary projects and resolve land use issues. She has given expert evidence at the Ontario Land Tribunal, prepared evidence for hearings, expropriation hearings and arbitration hearings and has deputed numerous times before Community Councils and the Committee of Adjustment.

Caitlin is a Registered Professional Planner with the Ontario Professional Planners Institute and Member of the Canadian Institute of Planners. She holds a Master of Science in Regional and Urban Planning Studies from the London School of Economics and Political Science, graduating with distinction. She previously earned a Bachelor and Arts and Science degree (with honours) from McMaster University, where she combined with Human Geography.

Zunash Ashiq Ali joined Bousfields as a Graphic Designer in 2019. She is a design professional and enjoys crafting creative solutions for businesses of all sizes. She developed digital expertise in all things design, strategic advertising and branding. She holds a Masters of Fashion Management and a Post Grad in Advertising and Graphic Design from Humber College along with a Certificate in Digital Media from OCAD. She has worked at some great organizations such as Colliers International and TEDxDonMills. She also has co-published a coffee table book as an Illustrator. She believes in lifelong learning and giving back to society. When she is not working, she can be found watching movies, painting, or hanging out with her friends and family. At TEDxDonMills, she volunteers and supports as a Creative Director, and develops ideas around the themes of TEDx. She Also provides compelling visual design solutions for print, web and social campaigns for small businesses and startups.

Simran Bhatti

Simran joined Bousfields in September 2018 as a Co-op Student while completing his Bachelor of Environmental Studies degree in Planning at the University of Waterloo, specializing in Land Development. He joined Bousfields as a full-time Urban Planner in June 2020 after graduating with honours. Prior to joining Bousfields, he helped solicitors advance complex proposals through the development approvals and appeals process while working for the planning and municipal group of a corporate law firm. He also authored staff reports, facilitated public meetings and presented at Committee of Adjustment hearings while working for the planning department of a growing municipality. Simran’s experience working on proposals from both a municipal and private landowner standpoint make him well suited to navigating the approvals process.

Simran is now involved in a wide range of projects throughout Toronto and the Greater Toronto Area. His responsibilities at Bousfields include the preparation of planning rationale reports as well as associated reports and studies for Official Plan Amendment, Zoning By-law Amendment and Minor Variance applications. He also assists with the preparation of draft zoning by-laws, site-specific due diligence packages, and highest and best use reports. Simran is also responsible for co-ordinating submissions and assisting with the preparation of planning evidence for senior staff appearing before the Ontario Land Tribunal and the Toronto Local Appeal Body.

Mike is a partner with the firm with experience in a broad range of planning matters including the preparation and management comprehensive development applications for public and private clients throughout Ontario.  Mike has significant experience and a strong reputation as an expert witness before the Ontario Land Tribunal (OLT), the Toronto Land Appeal Board (TLAB).  

Mike has a wide range of experience throughout the Toronto and the GTA representing clients through presentations to various Committees and Councils.  Mike’s work includes a range of development forms, including mixed-use, residential, commercial and institutional, in both high-density intensification in urban areas and lower-density greenfield areas.   Mike is known to be a collaborative planner who is respected in the industry, with strong relationships with municipal staff throughout the City of Toronto and GTA . 

Mike graduated from Toronto Metropolitan University with a Bachelor of Appied Arts in Urban and Regional Planning in 1998, interning with Sherman Brown Dryer and Carol LLP.  Since graduating, Mike started his career in the public sector as a planner for the County of Delaware in Ohio, before getting his Masters degree in Geoinformatics from ITC in the Netherlands.  Following his Masters degree, Mike  worked as a land use planner for the Toronto-based law firms of Cassels Brock and Blackwell LLP and Wood Bull LLP,  becoming a consulting land use planner with Bousfields in 2010. is a full member of the Canadian Institute of Planners (MCIP), a Registered Professional Planner in Ontario (RPP), and a member of the Lambda Alpha International Land Economics Society.

Sam Casola

Sam is a recent graduate from Toronto Metropolitan University, having graduated in the Fall of 2022 with a Master of Planning in Urban Development. During this time, they held multiple research positions including those related to wastewater infrastructure, Northern Indigenous housing and housing for aging LGBTQ2S+ individuals. Prior to pursuing graduate studies, they earned a Bachelor of Architectural Studies from Laurentian University.

Sam joined Bousfields as an Urban Designer in January 2023. Their role includes the preparation of urban design briefs and guidelines, formulation of block plans, performing massing studies and built form impact analyses such as producing shadow impact studies.

Outside of the office, Sam continues to work on research related to LGBTQ2S+ housing and is passionate about the development of adequate housing, equitable design and justice-based cities.

David Charezenko

David is an experienced multi-disciplinary project manager and urban planner. His proven experience in building relationships between clients and project teams, provincial and municipal staff and communities has successfully delivered complex projects through the planning approvals process in Ontario.

At Bousfields, David has been involved in a wide range of redevelopment projects throughout the Greater Toronto Area. Specifically, he has been involved in transit-oriented communities, mixed-use developments, residential infill and rental replacement projects and institutional renewal projects, including the preparation of planning rationale reports, housing issues reports, drafting planning instruments, and other supporting materials required for planning applications. He has also presented at community consultation meetings and statutory public meetings and deputed before many municipal councils and committee of adjustments. David has been qualified by the Ontario Municipal Board, Local Planning Appeal Tribunal and the Ontario Land Tribunal to provide expert opinion evidence in the field of land use planning on a number of occasions. He is a full member of the Canadian Institute of Planners and a Registered Professional Planner in the Province of Ontario.

Allison Chewter

Allison is a Senior Planner at Bousfields, having joined the firm in February 2017 with a broad range of experience in land use planning, development approvals, land acquisition and feasibility analysis. Allison graduated from the University of Waterloo in 2014 and holds a Honours Bachelor of Environmental Studies in Planning, with a specialization in land development and urban design. At Bousfields, Allison is involved in a variety of land use planning matters and development projects throughout Toronto, Hamilton and the Greater Toronto Area.

She is actively involved in the management of various development applications and regularly prepares planning rationale reports and associated studies for Official Plan amendment and rezoning applications, as well as supporting materials for minor variance, consent and site plan approval applications. Allison further applies her knowledge of Ontario’s land use planning system in the preparation of highest and best use reports and the preparation of evidence for expropriation hearings.

Kate is a Partner with the firm and a registered professional planner with extensive experience in the practice of land use planning.  She works collaboratively within multi-disciplinary teams, building strong relationships with clients, consultants and public sector staff to resolve issues and navigate complex projects.  Kate has been involved in a broad range of community and city-building projects in the City of Toronto and Greater Toronto Area and is able to resolve land use issues and steer her clients and project teams toward a common goal. Kate has appeared as an expert planning witness at the Ontario Land Tribunal.

Tina Dadgostar

Tina joined Bousfields in June 2021 as an urban designer. Prior to joining the firm, she worked on numerous urban design and architectural projects in Iran. She has been involved in numerous large-scale urban planning and design projects, including commercial and mixed-use developments, industrial and business parks, neighbourhood master plans, streetscape designs, public realm designs and multi-family residential projects. Tina’s responsibilities at Bousfields include performing massing analyses, including shadow impact studies, and assisting in the preparation of urban design guidelines and urban design briefs. She also assists in the production of illustrative plans, analytical diagrams and presentation drawings.

Tina has a Master of Planning from the University of Calgary, where she received the Alberta Professional Planners Institute student award and the Andrei Nicolai award, which recognizes outstanding performance in the study of sustainable urban design.
