Retained by Larkwood Developments Inc., Bousfields provided planning services for a proposed mixed-use building with two 9-storey elements on the south side of Sheppard Avenue West, just west of Faywood Boulevard. The proposal was for a total gross floor area of 27,957 square metres, resulting in a density of 3.0 times the area of the lot, with retail, commercial and live/work units proposed at grade. A total of 297 residential dwelling units are proposed, including 7 replacement rental housing units.
Bousfields was responsible for preparing the Housing Issues Report, the Community Services and Facilities Study and the Planning and Urban Design Rationale report. Tony Volpentesta provided expert evidence in support of the project at the Ontario Municipal Board. The Ontario Municipal Board approved the project, which is currently being marketed, with construction to follow.
