Baif Lands
OVERVIEW

Bousfields was retained by Baif Developments Limited to provide planning and urban design services relating to the redevelopment of 5.27 hectares of vacant land in the heart of the Town of Richmond Hill, at the southwest corner of Yonge Street and Mackenzie Drive. Yonge Street is the most significant civic street in Richmond Hill and its intersection with Major Mackenzie is the most important civic place in the Town, and the urban design pattern, character and quality should commensurate with this significance.

The Master Plan creates a park-like frontage along the west side of Yonge Street, which is framed by a mid-rise scale of mixed-use buildings that visually and spatially lead to the Civic Centre site. The three blocks located south of the Civic Centre site contain a slender and visually distinctive tower that would positively and symbolically demarcate the Civic Centre on the skyline.'

Bousfields prepared the urban design vision and mixed-use Master Plan for the project. The plan was conceived in collaboration with Hariri Pontarini Architects and Goldberg Group. The final report was published in October 2011.
