
OVERVIEW
Bousfields was retained by Niche Developments to provide planning and urban design services for a 12 acre site on Oakville’s waterfront. The property is an original waterfront estate with a number of heritage buildings. Bousfields was the lead in securing approval for ten 2.5-storey buildings, each containing three units. This is an example of a contextually-sensitive intensification involving the retention and reuses heritage structures and maintaining the majority of mature vegetation. The Town also achieved its objective of ownership of the waterfront edge.
Bousfields was responsible for preparing applications for the Official Plan Amendment and Zoning By-law Amendment as well as a supporting Planning Rationale. Laurie McPherson provided evidence in support of the proposal at the Ontario Municipal Board. The project was approved by the Ontario Municipal Board and is now under construction.
