Bousfields was engaged by Lamb Development Corporation to rezone 224 King Street West to permit a distinctive mixed-use building beside the Royal Alexandra Theatre. The project comprised of 47 storeys, including a 5-storey podium, and 234 residential units. In acknowledgement of the property’s unique surroundings, the proposal provides for a forecourt that will result in an improved, vibrant streetscape and enhance the heritage attributes of the Royal Alexandra Theatre and the surrounding city blocks.
Bousfields was responsible for preparing a Planning and Urban Design Rationale, draft zoning by-law and related development applications. Peter Smith attended the Ontario Municipal Board hearing to provide evidence in support of the project. The project is currently under construction.
