Roxy Shiell

Roxy is an accomplished urban design professional with a diverse background in architecture, urban design, and land use planning. Roxy’s analytical approach enables her to solve urban design challenges of various scales and develop innovative and pragmatic design solutions for clients.

Roxy has extensive experience working on private sector development proposals throughout Toronto and the GTHA, providing her urban design expertise and contributing to obtaining planning approvals.  She is actively engaged in leading the preparation of block and master plans, conducting built form analyses, and undertaking comprehensive urban design studies, briefs, and guidelines.  She has also given expert evidence at the Ontario Land Tribunal (OLT) and prepared evidence for hearings at the Toronto Local Appeal Body and OLT.

Roxy joined Bousfields in 2013 as an urban designer, building on her experience working in the field of architecture, and became an Associate with the firm in 2017. Roxy holds a Bachelor of Architectural Science, specializing in Design, from Toronto Metropolitan University and a Master of Environmental Studies, specializing in Urban and Regional Planning, from York University.  Roxy is currently a Candidate Member of the Ontario Professional Planning Institute (OPPI) and the Canadian Institute of Planners (CIP) working towards full membership.

Alex Savanyu

Associate

Alex has a broad range of experience in land use planning, development approvals, project management and feasibility analysis and has appeared in front of several municipal Councils and committees. He joined Bousfields in 2019, having previously worked with a Toronto-based private consulting firm.

At Bousfields, Alex is involved in a variety of land use planning matters and development projects throughout the Greater Toronto Area. He is actively involved in the management of various development applications and regularly prepares planning rationale reports and associated studies for applications for Official Plan Amendments, Zoning By-law Amendments, Site Plan and Minor Variance approvals. He also regularly appears before the Ontario Land Tribunal (OLT) and the Toronto Local Appeal Body (TLAB) as an expert planning witness.

Alex is a Full Member of the Ontario Professional Planners Institute (OPPI) and the Canadian Institute of Planners (CIP), and is also a Member at Large on the Toronto Metropolitan University Planning Alumni Association.

Zunash Ashiq Ali

Zunash Ashiq Ali joined Bousfields as a Graphic Designer in 2019. She is a design professional and enjoys crafting creative solutions for businesses of all sizes. She developed digital expertise in all things design, strategic advertising and branding. She holds a Masters of Fashion Management and a Post Grad in Advertising and Graphic Design from Humber College along with a Certificate in Digital Media from OCAD. She has worked at some great organizations such as Colliers International and TEDxDonMills. She also has co-published a coffee table book as an Illustrator. She believes in lifelong learning and giving back to society. When she is not working, she can be found watching movies, painting, or hanging out with her friends and family. At TEDxDonMills, she volunteers and supports as a Creative Director, and develops ideas around the themes of TEDx. She Also provides compelling visual design solutions for print, web and social campaigns for small businesses and startups.

Paradise McDaniel

Paradise is a recent graduate from Ryerson University, having graduated in the Spring of 2020 with a Bachelor of Urban and Regional Planning. During this time, she interned at the Kehilla Residential Programme affordable housing agency, and worked in student policy consultant roles for the City of Toronto’s Transportation Services Division and The Laneway Project non-profit organization.

Paradise joined Bousfields in April of 2021 and is involved in a wide range of projects in Toronto and the Greater Toronto Area where she assists in the preparation of planning rationale reports, community services and facilities studies, housing issues reports, development applications and site-specific research.

Outside of the office, Paradise is a member of the Black Planning Project, and she is passionate about planning from a perspective of diversity, equity and inclusion.

Cale Vanderveen

Cale joined Bousfields in May of 2021. He holds a Bachelor’s of Urban and Regional Planning from Ryerson University, with a specialization in urban development. Prior to joining Bousfields, Cale worked at prominent architectural firm serving as their planning and urban development specialist, and at a planning consulting firm involved with development planning. This experience gives him knowledge and a unique perspective on both planning and building design, making him well suited to navigating the approvals process for complex urban sites.

At Bousfields, Cale is involved in multiple projects in Toronto and the Greater Toronto Area and assists in the preparation of planning rationale reports and associated studies, conducts site-specific policy research and prepares development application submissions. Cale is currently a Candidate Member of OPPI and CIP, working towards full membership. He is also a member of the ULI and has attended various events for educational and self-development purposes.

David Milano

David began consulting as a Planner in 2019 and has experience on a wide range of planning projects and development throughout the Greater Toronto Area. He is involved in the coordination of various development applications and the preparation of planning rationales, community services and facilities studies and other supporting planning studies.

David has worked on a variety of planning projects including Secondary Plans, Block Plans, Draft Plans of Subdivision, Official Plan and Zoning By-law Amendments, and Due Diligences. Through his experience, David has obtained a strong understanding of planning policies and municipal processes and developed skills in project management and collaborative working practices.

David is a Graduate of Ryerson’s Urban and Regional Planning Program and joined Bousfields in August 2021. During his time at Ryerson, David focused on transportation planning and policy, private development feasibility and site planning. He has also worked in both public and private planning positions during his studies. David is an OPPI Candidate Member and is currently working toward becoming a Registered Professional Planner.

Jeramine Vizco

With accounting acumen and experience in promoting continuous improvement, she provides important assistance to the operations team and supports partners’ and clients’ needs.

Brynne O’Neill

Brynne is a Senior Planner with Bousfields. Prior to joining the firm, Brynne worked as a Planner in a variety of roles, both municipally and in consulting, most recently with the City of Thorold. She has a broad range of development experience, including infill developments and greenfield development, as well as rural planning.

Brynne is involved in the management of various development applications, such as Official Plan and Zoning By-law Amendments, Plans of Subdivision and Condominium, and Committee of Adjustment applications. This includes the preparation of planning rationale reports and associated studies as well as file management and coordination.

Brynne holds a Bachelor of Environment in Planning from the University of Waterloo, and a Masters of Science in Environment and Development from the University of Edinburgh. Brynne is a full member of the Ontario Professional Planners Institute and Canadian Institute of Planners.

Tina Dadgostar

Tina joined Bousfields in June 2021 as an urban designer. Prior to joining the firm, she worked on numerous urban design and architectural projects in Iran. She has been involved in numerous large-scale urban planning and design projects, including commercial and mixed-use developments, industrial and business parks, neighbourhood master plans, streetscape designs, public realm designs and multi-family residential projects. Tina’s responsibilities at Bousfields include performing massing analyses, including shadow impact studies, and assisting in the preparation of urban design guidelines and urban design briefs. She also assists in the production of illustrative plans, analytical diagrams and presentation drawings.

Tina has a Master of Planning from the University of Calgary, where she received the Alberta Professional Planners Institute student award and the Andrei Nicolai award, which recognizes outstanding performance in the study of sustainable urban design.

Joie Kwong

Joie is a Planner with Bousfields, joining the firm in November 2022 after working as a Senior Analyst with the Economics Consulting team at Altus Group, where she specialized in market feasibility studies for residential developments. Joie is responsible for a wide variety of projects at Bousfields including preparing proposals, due diligence research, project management and submission coordination, and preparation of Planning Rationales and Community Services and Facilities analyses in relation to applications for Official Plan Amendment, Zoning By-law Amendment, Minor Variance and Site Plan Approval. Joie graduated from the University of Waterloo in 2015 and holds a Bachelor of Environmental Studies in Urban and Regional Planning.

Marwah Al-Dulaimi

Marwah has about 10 years of experience working for the public and private sectors on various projects ranging from small-scale residential to large-scale urban projects in Iraq and Lebanon. She prepares and drafts drawings, site analyses, and creates masterplans and design concepts.  She adapts research-based innovative solutions to address various urban issues through urban greening, waterfront rejuvenation, and public space appropriation to create vibrant, healthy, and inclusive cities. 

Marwah holds a Master in Urban Design (MUD) from the American University of Beirut, Lebanon and a Bachelor of Science in Architecture from the University of Baghdad, Iraq. During her Master’s study, her research focuses on urban livability, urban resiliency, and human health and well-being.  She also completed an internship at the United Nations Development Programme (UNDP) in Saida, Lebanon, where she assisted in developing improvement plans with a people-centred design and participatory approach.

Liam Murphy

Liam joined Bousfields in March 2022 as a Planner. He works primarily with private sector clients to provide a range of planning consulting services, including land use planning advice, development due diligence, policy review and analysis, planning rationale report preparation and obtaining various development approvals. Liam also completes associated land use development studies and research projects.

Prior to joining Bousfields, Liam worked as a planner with another planning consulting firm involved in development planning. Liam also has previous experience working in the public sector at the municipal level.

Liam received his Bachelor of Environmental Studies Honours Co-op Planning (BES) with an Urban Design Specialization from the University of Waterloo in June 2020. Liam is currently a candidate member of the Ontario Professional Planners Institute and is working towards his full membership.
