Last week was a busy one for the Bousfields team! We helped advance over 30 files between Toronto and East York, North York, Scarborough, and Etobicoke York Community Councils. These files represent a wide range of projects, each with its own complexities, timelines, and stakeholders. We’re appreciative of all the collaborative work that happens across disciplines to get each project to this important milestone in the process. Thank you as well to City staff for their continued engagement and thoughtful review throughout the process. Advancing planning applications is never the work of a single party, and productive outcomes depend on contributions from many people along the way. Sharing an update on 5500 Dundas Street West: City Council recently approved two mid-rise buildings (14 and 16 storeys), bringing new housing and a more active street edge to a site that is currently underused. As described by Bousfields Senior Associate Ryan Doherty, “This site is between two tall building nodes and is of a considerable size and depth where you could achieve a really strong public realm and also provide significant transition to the abutting neighbourhood to the north.” This site highlights how built form and public realm can be shaped to respond to both city-building objectives and the immediate context of surrounding neighbourhoods.

We’re pleased to recognize Bousfielders who participated in the ULI Curtner Urban Leadership Program and the contributions they’re making across the industry. The program brings together a diverse mix of professionals engaged in shaping how our cities evolve. Through open discussion and shared experience, the Curtner Program offers a forum for participants to exchange ideas, test new perspectives, and learn from one another. Here are some takeaways from this year’s participants: “The ULI Toronto Curtner Urban Leadership Program has been an incredibly enriching and rewarding experience. Over the past eight months, I had the privilege of connecting with an exceptional group of professionals, engaging in meaningful discussions, and learning from inspiring industry leaders. Planning, Urban Design and Engagement often intersects with questions of long-term wellbeing—both in the communities we help shape and beyond them. This year, we took that perspective to Bike for Brain Health—supporting @baycrestfoundation work while fundraising together as a team and getting out on our bikes. Together, our team raised over $12,000, with participants cycling distances ranging from 30 to 90 km in support of brain health research and care. The funds raised in support of this effort contribute to ongoing research and care focused on brain health.

Bousfields is proud to be a part of the team behind a new seasonal sports dome for @havergalcollege. Last month the minor variances to accommodate the height and setbacks were approved at North York Committee of Adjustment. As Bousfields Senior Associate, Courtney Heron-Monk, noted “this project represents a significant milestone as the first (and currently only) sports dome supporting an independent girls’ school in the City. It will provide year-round athletic space, helping to remove barriers to access and supporting the continued growth of girls in sport. A great outcome not only for Havergal, but for the broader community as well.”

Liam joined Bousfields in March 2022 as a Planner. He works primarily with private sector clients to provide a range of planning consulting services, including land use planning advice, development due diligence, policy review and analysis, planning rationale report preparation and obtaining various development approvals. Liam also completes associated land use development studies and research projects.

Prior to joining Bousfields, Liam worked as a planner with another planning consulting firm involved in development planning. Liam also has previous experience working in the public sector at the municipal level.

Liam received his Bachelor of Environmental Studies Honours Co-op Planning (BES) with an Urban Design Specialization from the University of Waterloo in June 2020. Liam is full member of the Ontario Professional Planners Institute and a Registered Professional Planner.

Joie is a Senior Planner with Bousfields, joining the firm in November 2022 after working as a Senior Analyst with the Economics Consulting team at Altus Group, where she specialized in market feasibility studies for residential developments. Joie is responsible for a wide variety of projects at Bousfields including preparing proposals, due diligence research, project management and submission coordination, and preparation of Planning Rationales and Community Services and Facilities analyses in relation to applications for Official Plan Amendment, Zoning By-law Amendment, Minor Variance and Site Plan Approval. Joie graduated from the University of Waterloo in 2015 and holds a Bachelor of Environmental Studies in Urban and Regional Planning.

Jessica joined Bousfields in May 2021 as a Planning Intern while completing her Bachelor of Environmental Studies degree in Honours Planning at the University of Waterloo, specializing in Land Development Planning, as well as a Minor in Geography and Environmental Management. Through Waterloo’s co-op program, Jessica worked in both the public and private sectors. As a Planning Assistant at the City of Mississauga and another consulting firm in the Greater Toronto Area (GTA), she worked on a variety of mixed-use, residential and commercial projects.

Jessica joined Bousfields as a Planner in June 2022 and is involved in a wide range of projects in Toronto and the GTA. She assists in the preparation of planning rationale reports and associated reports and studies, draft zoning by-law amendments, site-specific research and due diligence, and development application coordination and submissions.

Ashley Paton

Ashley is a Senior Associate with Bousfields, having worked in both the public and private sectors in Ontario and Alberta. She has experience preparing Due Diligence Reports, Highest and Best Use Reports, Planning Rationale Reports, Urban Design Reports, and co-ordinating the submission and approval of various planning applications throughout southern Ontario, including Official Plan Amendments, Zoning By-law Amendments, Minor Variances, Consents and Site Plan Approvals.

She also has extensive experience assisting with Ontario Land Tribunal (formerly the Local Planning Appeal Tribunal) and Toronto Local Appeal Body appeals by conducting research, analyzing applicable planning policy, and preparing arguments for Expert Witness Statements.

Ashley is a full member of the Ontario Professional Planners Institute (OPPI) and is a Registered Professional Planner (RPP). She also serves on a number of development- and community-related committees, including ULI Toronto’s Connect Committee, the Ryerson Planning Alumni Association Executive Committee and the City of Hamilton LGBTQ+ Advisory Committee.

Brynne O’Neill

Brynne is a Senior Planner with Bousfields. Prior to joining the firm, Brynne worked as a Planner in a variety of roles, both municipally and in consulting, most recently with the City of Thorold. She has a broad range of development experience, including infill developments and greenfield development, as well as rural planning.

Brynne is involved in the management of various development applications, such as Official Plan and Zoning By-law Amendments, Plans of Subdivision and Condominium, and Committee of Adjustment applications. This includes the preparation of planning rationale reports and associated studies as well as file management and coordination.

Brynne holds a Bachelor of Environment in Planning from the University of Waterloo, and a Masters of Science in Environment and Development from the University of Edinburgh. Brynne is a full member of the Ontario Professional Planners Institute and Canadian Institute of Planners.

Anne joined Bousfields as a Planner in May 2021, after completing her Master of Science in Planning at the University of Toronto, where she specialized in Urban Design and Social Planning. Previously, she earned an Honours Bachelor of Arts from the University of Toronto in Human Geography and Archaeology. Prior to joining Bousfields and completing her Masters, Anne worked at a Toronto-based private developer as a Development Coordinator where she assisted with several developments across the GTA.

Anne believes that inclusive planning and community engagement are at the cornerstone of any successful project and uses this guiding principle in her daily work at Bousfields.

David began consulting as a Planner in 2019 and has experience on a wide range of planning projects and development throughout the Greater Toronto Area. He is involved in the coordination of various development applications and the preparation of planning rationales, community services and facilities studies and other supporting planning studies.

David has worked on a variety of planning projects including Secondary Plans, Block Plans, Draft Plans of Subdivision, Official Plan and Zoning By-law Amendments, and Due Diligences. Through his experience, David has obtained a strong understanding of planning policies and municipal processes and developed skills in project management and collaborative working practices.

David is a Graduate of Ryerson’s Urban and Regional Planning Program and joined Bousfields in August 2021. During his time at Ryerson, David focused on transportation planning and policy, private development feasibility and site planning. He has also worked in both public and private planning positions during his studies. David is a Registered Professional Planner and a full member of the Ontario Professional Planners Institute.

Hailey joined Bousfields in 2021 as a Planner and became an Associate in 2024. She is a Registered Professional Planner and holds a Bachelor of Environmental Studies with Honours from the University of Waterloo. Through Waterloo’s co-op program, Hailey worked as Student Planner at the City of St. Catharines and at the Ministry of Transportation as an Assistant Environmental Planner.

Prior to joining Bousfields, Hailey worked as an Environmental Planner at IBI Group. In this role, Hailey worked on Environmental Assessments for large-scale transit and transportation projects including the London Bus Rapid Transit and Durham-Scarborough Bus Rapid Transit projects, and other subway and road improvement projects. She was also involved in the preparation of transportation and land use studies and policies, such as the Port Credit GO Station Area and Connectivity Plan.

Mona Al-Sharari

Mona joined Bousfields in May 2021 as a Planner. Mona holds a Bachelor of Community Design and Planning (Honours Urban Design and Planning) from Dalhousie University and a Master of Science in Infrastructure Planning, Appraisal and Development from the Bartlett School of Planning at University College London (UCL). Mona delivered, and continues to deliver, guest lectures on various topics at UCL, such as promoting participatory practices in planning and delivering infrastructure projects.

Prior to pursuing her Master of Science at UCL, Mona worked in the private sector as a Land Use Planner at another consulting firm in Toronto. In that role, she worked on a variety of mixed-use, residential, commercial and industrial projects. Mona also brings international development experience. Previously, she worked as a Planner at a consulting firm in Amman, Jordan, where she assisted with developing planning strategies for communities in Jordan and the Democratic Republic of Congo. Also, she completed an internship at the United Nations Human Settlements Programme (UN-Habitat) in Nairobi, Kenya.

At Bousfields, Ryan is actively involved in a range of land use planning matters and development projects in the City of Toronto and the Greater Golden Horseshoe. His responsibilities include the management of various development applications, including Official Plan and Zoning By-law Amendments, Site Plan Approvals, Plans of Subdivision and Committee of Adjustment applications, in addition to providing research and analysis towards the preparation of planning rationale reports and associated studies for such applications. Ryan has given expert evidence at the Ontario Land Tribunal and the Toronto Local Appeal Body and has prepared evidence for hearings.

Prior to joining Bousfields, Ryan worked in the private sector as a Research Analyst for a Toronto-based retail market consulting firm, where he worked on several retail market demand studies and commercial land needs assessments for various development projects and municipalities across Canada.

Ryan is a Full Member of the Ontario Professional Planners Institute (OPPI) and the Canadian Institute of Planners (CIP). Ryan is a Registered Professional Planner.
