The Challenge
The project required balancing multiple city-building priorities on a high-profile downtown site within Toronto’s Discovery District. The goals of the redevelopment were to integrate affordable housing, a new Toronto Paramedic Services Multi-Hub, employment opportunities focused on life sciences and biomedical innovation, heritage conservation, and public realm improvements, while aligning the interests of public agencies, private development partners, and community stakeholders through a complex planning process.
Our Solution
Bousfields worked alongside Kilmer-Tricon, CreateTO, and City Staff to advance the planning applications for the redevelopment. Through close collaboration with project partners and stakeholders, we helped navigate the municipal approvals process for a comprehensive mixed-use vision that includes purpose-built rental housing, retail and public spaces, a new Toronto Paramedic Services hub, life sciences employment uses, and the adaptive reuse of the existing heritage Coach Terminal building.
The Outcome
The redevelopment is set to transform the former Coach Terminal building into a vibrant, future-focused destination featuring two mixed-use buildings and 827 new purpose-built rental homes, including affordable rental housing. The project will deliver critical community infrastructure, and in partnership with University Health Network, create opportunities for innovation-focused employment, enhance the public realm, preserve a significant heritage asset, and unlock the potential of one of the City of Toronto’s key ModernTO development sites.
